RESALE HOME INSPECTION

THIS INSPECTION CAN TAKE FROM 2-4 HOURS DEPENDING ON THE TYPE OF HOME .....SINGLE STORY, 2 STORY.

11-MONTH WARRANTY INSPECTION

 
THIS INSPECTION IS PERFORMED PRIOR TO THE BUILDER'S HOME WARRANTY EXPIRATION DATE.  THIS INSPECTION ALSO FOCUSES ON THE 132 CRITICAL POINTS INSPECTION. THIS IS IN ESSENCE A "PUNCH LIST" WHICH IS GENERATED FOR YOU, THE HOMEOWNER, TO PRESENT TO THE HOME BUILDER. THIS WILL HELP ENSURE THE BUILDER PERFORMS THE REPAIR SERVICE BEFORE YOUR WARRANTY EXPIRES.

NEW CONSTRUCTION WALK-THRU INSPECTION

 
THIS INSPECTION IS DESIGNED FOR THE HOME BUYERS WHO ARE HAVING A NEW HOME BUILT, BUT HAVE NOT TAKEN POSSESSION. IT WILL BE CONDUCTED AT OR NEAR THE TIME OF THE FINAL WALK-THRU. IT ALSO INCLUDES THE 132 CRITICAL POINTS OF INSPECTION. AGAIN, AS WITH THE 11-MONTH INSPECTION, A "PUNCH LIST" IS GENERATED TO ENSURE THE BUILDER PERFORMS ALL NECESSARY REPAIRS. THIS ALSO ENSURES THE BUYER IS GETTING A HOME AS FREE FROM DEFECTS AS POSSILBE.

BUILDER DRAW NEW CONSTRUCTION

THIS INSPECTION IS DONE IN STAGES WHILE THE HOME IS BEING BUILT. NORMALLY, THERE IS BETWEEN 5-8 INSPECTIONS. EACH INSPECTION FOCUSES ON THE REQUIRED ELEMENTS OF HOME COMPLETION TO RECEIVE A "DRAW" (BUILDER PAYCHECK). REPORTS ARE GENERATED AND DELIVERED TO THE BANK PROVIDING THE FINANCING.

-ENVIRONMENTAL ISSUES SUCH AS RADON, MOLD, LEAD, ETC. (UNLESS SPECIFICALLY REQUESTED).

-SYSTEMS/COMPONENTS/AREAS THAT ARE NOT READILY ACCESSIBLE OR READILY VISIBLE . (ASK THE OWNER/SELLER TO MOVE ALL STORED ITEMS AWAY FROM WALLS/DOORS, ETC.)

-SYSTEMS/COMPONENTS THAT ARE "SHUT DOWN". (ASK THE OWNER/SELLER TO HAVE ALL UTILITIES ACTIVATED AND ALL EQUIPMENT FUNCTION.)

-COSMETIC ISSUES (ACCEPTABILITY IS SUBJECTIVE AND SHOULD BE DETERMINED BY THE CLIENT).

-EXTERIOR FEATURES SUCH AS RETAINING WALLS , STORAGE BUILDINGS, AND POOLS, ETC. (UNLESS THEIR CONDITION MAY AFFECT THE BUILDING.)

-LOW VOLTAGE SYSTEMS/COMPONENTS SUCH AS: INTERCOMS, SECURITY SYSTEMS, ANTENNAS, ETC.
